When Will the Market Recover: Average Sales Price

Here's a graph is average (median) sales prices of homes in Whatcom County from 2004 through August of 2011. The Y axis on the left is price from $180,000 to $320,000.
 
 
 
 
 
 
 
 
 
 
The data show:
  • In 2004, the average home sale prices ranged from around $200,000 to$240,000.
  • Home prices hit a high late in 2005. That lasted through half of 2008 when prices started coming down.
  • For about 2 years now, average home sale prices are relatively stable (with the exception of some spikes).
  • On average, homes are selling at about the same prices as they were early in 2005.

With the price of homes close to what they were in 2005, homes are more affordable than they have been for nearly 4 years. The average sale price of homes has been relatively stable for most of the past 2 years. If the economy stays about the same as it is now, we can expect that sale prices will stay at their current level. They most likely will not go up for the next few years.
