Sale Price Vs. List Price in Bellingham

This is one of a series of entries on sale prices of homes in Bellingham. Specifically, on average, what percentage of list price do homes sell for? The chart above shows the percentage of sale price that homes have sold for in the past 4 years.
 
Details to notice:
  • there has been a trend downward since 2007 to the present.
  • In 2007, homes were selling for on average 93% of list price.
  • Recently, homes are selling for on average 90% of list price.
  • For the past year, the percentage has been climbing back up
It's always difficult to interpret real eatate sale data. For instance, what does it mean that the percentage of sale price to list price is increasing in the past year? Does it mean that the market is improving? I think not. I think that what we are seeing is sellers adjusting their list prices downward closer to actual market value. Buyers are recognizing this pricing and agreeing on sales prices that are closer to list prices.
 
What will happen in the future? That depends on so many factors--the ability of our congress to work together, wars or lack thereof, the financial condition of Greece and Ireland, and on.
