At this time of year, there are always debates about listing a home for sale through the winter, or taking it off the market and relisting it in the spring. The graph below presents data that suggest keeping a house on the market during the winter is quite worthwhile.
Notice that the number of homes listed each month drops off significantly from the high point in the spring, to a low point in the winter. Fewer and fewer homes are listed into the fall and winter.Then in January, the number of homes that are listed increases once again sharply.
What is most interesting about this graph is that the number of new listings in November is nearly equal to the number of homes sold in November. It can be argued that because there are fewer homes for sale in the winter, the homes that are listed have a good chance of selling. Buyers have less to choose from during the winter months.
